Operating Engineer

Job description

Operating engineer with lead mechanic responsibilities. This individual performs preventive maintenance on building equipment in Roseland 1 and Roseland 3, completes any repairs that cannot be done during normal business hours. This engineer is also responsible for making emergency repairs that include work on the baseboard radiation system or removing fixtures to unblock sanitary risers.  In those cases where the work cannot be performed by the engineer he will coordinate and direct outside contractors to complete same.   Also handles all work orders (tenant requests) that are received after 3:00 PM and responds to any building emergency that may arise in Roseland 1 and Roseland 3 during his tour.  Covers openings in the schedules of the watch engineers that occur weekdays on the second shift.  Also covers vacancies as a watch engineer when long term disabilities create sustained openings in shift coverage.  Provides additional assistance to the shift engineer when responding to emergency conditions at the facility.  Direct, train and supervise fellow engineers when chief engineer is not on site. Will assume responsibilities of chief engineer when chief is unavailable for assignment. In depth knowledge of all mechanical, electrical and control systems. These systems include electrical distribution systems, HVAC and plumbing systems, Liebert CRAC units, UPS electrical systems, electrical PDU’s, static switches, centrifugal, chiller operation, hot water heating systems, water treatment chemistry, cooling tower operation, general refrigeration and central air handling systems.  Experience using computerized automation and control systems to operate facility mechanical, electrical and life safety systems. Responsible for all trouble shooting, calibration and repairs of the pneumatic control systems.  Operational and demonstrated knowledge of electric, electronic, digital and control systems.  Engineer will be accountable for performing preventive maintenance on all systems supporting the site.  Engineer will also be responsible for completing plumbing assignments as directed.    Shall also be responsible for completing tenant requested work and other assignments as directed. Must have working knowledge of Microsoft software to include Excel and Word proficiency and will have a general computer literacy.  It is mandatory that engineer is comfortable working with computerized systems.

Candidate must have detailed knowledge and practical skills working with fire suppression systems, Pre-action, dry and wet type systems. Maintain and inspect portable fire extinguishers. Shall also possess a detailed working knowledge of the siemens fire detection system.

Demonstrated ability to both supervise and direct outside contractors performing work at the site. Must poses good communication and leadership skills.

As a minimum will have all permits or licenses required by law or by code, e.g.,

                        a.         EPA Refrigeration Universal Certification Types I – II- III

                        b.         Black Seal Boiler License Minimum Requirement

                        c.         Blue Seal Refrigeration
