Role Summary:

This position provides the opportunity for someone to participate in a Retail Brokerage accelerated training program with the intent to transition to a full-time permanent Retail Broker role pending performance and ability to meet or exceed program requirements.

This is a team-based position and requires the ability to partner with a Brokerage Team while learning the business. The right candidate for this role will have a desire for success in sales and ability to handle complex conversations with owners, C-Suite, senior management and high level corporate real estate decision makers. 

Responsibilities :

·  Spend the first 30 days learning the market and portfolio – reviewing marketing reports, lists and property related materials for each property; touring all properties to understand existing vacancies
·  Assembling list of Target Tenants for each property using our existing database, and research form social media sources to identify new retailers within each market.
·  Contact a specified number of Target Tenants for each of the properties on a weekly basis.
·  Convert calls to meetings and new business wins.
·  Join Senior Broker on all showings, conference calls, client meetings regarding the properties.
·  Contact and meet regularly with other real estate professionals including developers, appraisers, landlords and brokers.
·  Work with senior brokers to develop follow-up materials for clients (e.g., lease comparisons, market overviews, prospect or client presentations, coordinate information with other departments and brokers as needed).
·  Provide clients with industry and market specific information as it relates to their business and maintain contact information on prospects.
·  Work with senior brokers on new business proposals, prepare available property summary books and create new business presentations.
·  Maintain and update the Brokerage Team’s market research database and activities with JLL’s CRM system (Spider).
·  Prepare/Update Marketing Plans/Placemats for each property which will be used to introduce you to the client officially.
·  Effectively utilize all internal JLL support groups and internal JLL databases to support business.
·  Contribute to designated local market research requests: market snapshots, market overviews, quarterly market decks, topic specific research to support pitches and brokerage opportunities.
·  Update Marketing Plans for each property and schedule meetings with each client so you can begin communication directly and build relationship with clients
·  Create and establish Eblast schedule for all properties.  This includes planning the date of submission, providing information (bullet points, size, etc.), establishing the target outreach list, and providing reporting feedback to the client.
·  Use the CoStar reporting feature to help communicate the level of interest in each listing to our clients.
·  Help monitor and update Dealio spreadsheet to track income for deals by inputting current deals and removing deals that have died.
·  Perform internal audit of all leasing brochures to make sure they are up to date, have recent images, and make sure all information is correct.
·  Participate in Brokerage Team meetings and weekly sales meetings to update colleagues on leasing activity, market information, new business generating efforts, prospects and market knowledge and trends.

Qualifications :

·  Bachelor’s degree
·  Understanding of real estate fundamentals
·  Real Estate California Salesperson’s License required
·  Ability to travel when needed
·  Excellent interpersonal and customer service skills, written and oral communication
·  Excellent time management and organizational skills and ability to adapt and prioritize, meeting deadlines, in a fast-paced work environment
·  Work independently and within a team to build relationships and interact effectively with business partners
·  Superior analytical and computer skills and proficient with the Microsoft Office suite
·  Have an interest in technology and how it is utilized by the real estate industry
