Purpose of Job

Use own discretion to ensure that all residents receive bespoke services which will support the increase resident's satisfaction with our client.

Act as first and main point of contact for residents, ensuring they receive a timely, effective and meaningful response from our client.

As part of a team provide housing management services to residents. Build trusting relationships with residents which support delivery of tailored services to sustain tenancies.

Main Duties and Responsibilities

·  Be the first and main contact for residents and their representatives on housing and leasehold matters, ensuring responses resolve issues in an effective and timely manner

·  Carry out project work with the Housing Operations Manager as and when required.

·  Maintain an expert knowledge of services in order to respond positively and quickly to resident's enquiries.

·  Maintain expert knowledge of regulatory, statutory, best practice and legal precedent on all aspects of tenancy, estate and neighbourhood management.

·  Manage leases and tenancies proactively, protecting our client's income and interests.

·  Meet with, and carry out visits to the homes of, residents.

·  Provide an effective affordability and verification service for new tenancies; sign-up tenants to a range of tenures having ensured they can sustain the tenancy.

·  Represent our client at case conferences, Court, tribunals and other forums.

·  Work the Home Ownership Team to provide services to home owners; and minimise service and administration charge arrears.

·  Work with Estate Board Coordinators to champion local resident involvement; help facilitate resident Estate Boards, conferences, parties and events.

·  Work with the ASB Team to investigate breaches of tenancies and leases.

·  Work with the Counter Fraud Manager to minimise tenancy and other frauds.

·  Work with the Letting and Marketing Team to minimise the time properties are empty.

·  Work with the Rents Team to minimise arrears.

·  Work with the Safeguarding Team to ensure that clients are appropriately supported.

General

·  Perform other duties as may be reasonably required by your line manager.

·  Conduct yourself in line with our client's policies, procedures, rules and standards.

·  Undertake out of hours work.

·  Can use written and oral skills appropriately - to influence, negotiate and persuade

·  Has applied legislation, regulatory guidance, policies and procedures

·  Delivered excellent frontline housing services in a highly-pressurised environment

·  Met deadlines in a fast-paced, high-pressure environment

·  Worked in a role with a similar level of responsibility
